Patio Homes Section I is off of La Quinta Drive, with one way in and one way out to this private street section and it consists of 98 free standing homes, both one and two story, with the homes ranging in size from approximately 2400 to 4000 square feet. This area has a lot of green belt common areas, electrified gas lights, a large swimming pool and some of the homes are on the golf course. The annual maintenance fee for this section is $661.50 which covers the cost of maintaining these amenities and twice a week trash collection. Patio Homes Section II is located on city streets, just across the golf course fairways (#15 and #16 on the La Quinta Golf Course) from Patio Homes Section I and consists of 25 free standing one story homes ranging in size from approximately 2000 to 2800 square feet. The annual maintenance fee for this section is $252.00 which covers the cost of twice a week trash collection and part of the expenses for the pool which is located in Section I. Residents of Sections I and II use the same, large pool. The maintenance fees are due and payable by December 31st of each year. We have an annual meeting the third Tuesday in January each year and an annual picnic during the summer at the pool for all residents. The association provides the meat and the residents bring a covered dish, drinks, chairs, etc. and we always have a great time visiting with our neighbors and meeting the new neighbors who have moved to our area. We have an Architectural Control Committee who reviews and approves of any changes to existing homes to make sure our area meets all codes and that any changes are appealing in color and design. We have a three member Board of Directors who are elected at the Annual Meeting and each board member is elected for a three year term, so we always have experienced members on the Board. Our Board manages our Patio Homes area so we are able to better control what happens in our Patio Homes Sections and make sure that our residents problems are taken care of promptly. The street entrance to Section I is Quail Valley Drive and the other streets in this one way in one way out section are: Quail Hollow Drive, Quail Creek Drive, Oakmont Lane, Brookline Circle, Kissing Camel Court, Foxfire Circle, and Broodmoor Circle. There are no dues but periodically a voluntary donation is requested of the residents. These special donations are used to perform member approved activities of the Association. Meetings are called as needed with a published agenda including the accountability of fund and spending by the Treasurer. There is a communication line to alert the neighborhood about safety issues when they arise and planned social activities. The HOA for this section is Quail Valley Fund. Originally built around 3 golf courses, Quail Valley's winding waterways and variety of homes offers a change from the familiar "cookie cutter" style community. Quail Valley once hosted the 1973 and 1974 Houston Open and continues to host numerous local and regional tournaments. It is small and is the only section of Quail Valley that is not adjacent to the rest of the Quail Valley Subdivision.
